These Terms and Conditions ("Terms") apply to any quote produced by the online estimate tool on ryanpaintingco.com ("Instant Quote") by Ryan Painting Co ("Ryan Painting," "we," "us").

Getting your quote & getting on the schedule

  • The online tool prices standard interior projects (one or two rooms) and deck refinishing in about 60 seconds. Short lists of individual items (a door, shutters, trim) are served by our Painter for a Day service; larger or more complex projects are quoted after an in-person walkthrough.

  • When you accept your quote, our team gives your scope a quick review, then sends your contract and a 30% deposit invoice by email through our secure client portal. Paying the deposit reserves your project and locks your quoted price; we contact you within 1 business day to set your start date, and most projects start within 2–4 weeks.

  • Projects marked Rush are scheduled to complete within the coming week, subject to confirmation within 1 business day.

  • Instant quotes have a $1,000 project minimum. Smaller task lists are served by our Painter for a Day service.

  • We serve Boston and the inner metro area. If your address falls outside our current service area, the tool will let you know before you spend time building a scope.

Quote validity & accuracy

  • Your Instant Quote is valid for 30 days from the date it is issued. After 30 days it is subject to change. Once your deposit is paid, your price is locked.

  • Your quote is based on the accuracy of the scope you provided (room count, sizes, surfaces, condition). If dimensions, quantities, or conditions are found to be materially different on-site, your price may be adjusted — and we will confirm any adjustment with you in writing before performing additional work or applying additional charges. A revised estimate is posted to your client portal so both sides have the same record.

  • If on arrival the actual scope is materially different from what you entered and you decline the adjusted price, we reserve the right to charge a mobilization fee of ⟦$300⟧ to cover crew dispatch and scheduling.

  • Unsure about a size or condition? Add photos in the quote tool, or send a floor plan, and we'll confirm your quote before your deposit.

What every instant quote includes

  • Two coats of premium Benjamin Moore paint (walls: Regal Select; trim: Regal Select Semi-Gloss; ceilings: Muresco; exterior: Moorgard) — paint and materials are included in your price.

  • Standard surface preparation: cleaning, light sanding, filling nail holes and minor imperfections, and spot priming.

  • Protection of floors, furnishings, and surroundings; daily cleanup and full cleanup at completion.

  • If a surface or room is not listed in your quote scope, it is not included in the price. Closets, ceilings, doors, windows, and trim are separately selectable in the tool — what you selected is what's priced.

Interior painting

Your quote assumes the wall condition you selected:

  • Good shape — normal prep: surfaces need no more than nail-hole patching, minor filling, and light smoothing. Included in your quoted price.

  • Some cracks / repairs needed: includes moderate crack repair and additional prep time. Your quote is priced for this when you select it.

  • Needs restoration: failing plaster, water or fire staining, wallpaper to remove, or large areas of damage require photos and a confirmed custom price before work begins. These conditions are not covered by an instant quote; we'll review your photos and confirm pricing within 1 business day.

Additional interior assumptions:

  • Quotes assume standard ceiling heights (up to ~9 ft). Rooms with cathedral ceilings, double-height foyers, or stairwells requiring staging may need a price confirmation from photos.

  • Quotes assume surfaces are currently painted in water-based paint and in a color of similar depth. Painting over dark or saturated colors, bare wood or plaster, metal, or oil-based paint may require a full primer coat (see add-on menu below). If these conditions aren't disclosed at quoting, we reserve the right to charge for the additional primer and labor.

  • Closets are priced as empty closets with standard shelf-and-pole — see the add-on menu for built-in shelving.

  • Window pricing covers the casing/frame; movable sashes are an add-on (menu below).

  • Door pricing covers the frame and casing; painting the door slab itself is an add-on.

These are the most-requested items that fall outside the standard instant-quote scope. Prices are per item, include paint, and can be added to your project before or after booking — any addition is confirmed in writing and reflected in a revised estimate in your portal.

All prices are starting prices — final pricing is confirmed in writing before any work or charge.

Exterior painting & decks

Deck quotes assume the condition you selected — pressure washing is always included:

  • Light prep: deck is in good condition; washing, light sanding, and recoat.

  • Moderate prep: some peeling or graying; includes scraping and sanding of failing finish.

  • Excessive prep: heavy peeling or boards needing replacement; board replacement is priced as carpentry (below) and confirmed before work begins.

Additional exterior assumptions:

  • Solid stain vs. transparent stain are priced differently (transparent systems require more coats and finer prep) — the tool asks which you want.

  • Exterior work is weather-dependent: no application in rain, high winds, or temperatures outside manufacturer specifications. Weather rescheduling is at no cost to you.

  • Exterior items (doors, windows, trim) are priced per item as selected. Full siding repaints are quoted by walkthrough only — the tool will route you there.

  • Decks, fences, and outbuildings are not included in any quote unless specifically listed.

  • Pre-1978 homes: see Lead-safe work below — no power sanding or pressure-washing of painted lead-era surfaces.

Carpentry repairs (rot, failing boards) are priced per item, materials included — typical examples: window sill replacement from $270; clapboard replacement from $380 per board; cedar shingle patch (half square) from $750. Carpentry needs found on-site are confirmed in writing before any work or charge.

Lead-safe work (pre-1978 homes)

We are EPA Lead-Safe certified and follow RRP practices on all pre-1978 homes. This can affect prep methods (no power sanding; containment and cleanup protocols) and may require a scope confirmation before your start date. Ryan Painting Co is a registered Massachusetts Home Improvement Contractor, HIC Reg. #211554.

Payment terms

  • A 30% deposit reserves your project and locks your quoted price.

  • Projects up to $10,000: balance due on completion.

  • Projects over $10,000: 30% deposit / 30% progress payment / 40% on completion.

  • Payments are processed through our secure client portal (you'll receive an invite by email after checkout); we are not liable for errors of the third-party payment processor.

  • Quotes exclude any applicable taxes.

  • If your project scope grows (add-ons, change orders), additions are confirmed in writing, a revised estimate is posted to your portal, and the addition is billed with your balance invoice.

Rescheduling & cancellation

  • You may cancel within 5 business days of booking for a full deposit refund.

  • To reschedule or cancel, call (617) 804-5300 or email ryan@ryanpaintingco.com.

  • If we need to reschedule (weather, crew availability), you'll get priority rebooking at no cost.

  • We reserve the right to decline or terminate a project for abusive conduct toward our team or attempts to expand scope without written approval; in that event you are responsible for work performed to date.

Warranty

Our workmanship warranty is 2 years from project completion and covers peeling, blistering, or chipping resulting from our workmanship. It does not cover: surfaces not painted by us or paint not supplied by us; horizontal weather-exposed surfaces (decks, railings, exterior stairs); structural movement, settling cracks, or substrate defects; moisture intrusion or leaks; damage from cleaning agents, abrasion, or impacts; ordinary wear; or pre-existing coating failures. The warranty is not transferable.

Governing law

These Terms are governed by the laws of the Commonwealth of Massachusetts; disputes will be litigated in Massachusetts state or federal courts.
