Wood Floor Refinishing in Boston

Your trusted experts

Recently refinished hardwood floor in a Boston triple-decker condo

Hardwood floors are the crown jewel of many Boston homes - but years of chair drag, pet claws, and coastal humidity can dull the sheen and raise splinters.

Ryan Painting’s floor division uses a virtually dust‑free system to sand away surface wear, erase deep scratches, and reveal the raw beauty beneath. We then stain to your chosen tone, and lock in the color with three coats of commercial‑grade, water‑based polyurethane.

Experience the Benefits of Ryan Painting

  • Dust‑contained sanding → 99 % airborne dust captured for a cleaner home

  • Fast cure time → Water‑based polys ready for light foot traffic in 24 hours

  • Custom stain matching → Blend new boards with century‑old planks flawlessly

  • Low‑odor finish → Safe to sleep in adjacent rooms the same night

How we do it

1. Assessment & Moisture Test

Check board thickness and MC to set sanding depth.

2. Dust‑Free Sanding

36‑, 60‑, 100‑grit passes with HEPA capture; edge sanders for corners.

3. Water‑Pop & Stain

Evenly open grain for rich, uniform stain penetration.

4. Sealer + Three topcoats

One sealer, two polyurethane coats (or three for high‑traffic areas), screen‑buff between coats.

5. Final Buff & Walk‑Through

220‑grit screen for a silky finish, then client inspection.

Dustless sanding. Rich stain. Showroom shine.

We’re proud of what we do

Landlords needed a quick turnaround between tenants. We screened 800 sq ft of red‑oak floors, vacuumed fine dust, and rolled one coat of StreetShoe® NXT satin. Project finished in one day; next tenants moved in 48 hours later.
