Lead-Safe Renovation, Repair & Painting in Boston
Your trusted experts
MA-licensed lead-safe renovation and repainting for Boston's pre-1978 homes.
Homes built before 1978 commonly contain layers of lead-based paint. Disturbing these coatings during renovation or repainting without proper containment can release lead dust and chips, which is both a health concern for occupants and a regulatory matter for property owners and contractors.
Ryan Painting is licensed by the Massachusetts Department of Labor Standards (DLS) as a Lead-Safe Renovation Contractor, License #LR4720, valid through September 2028. When our work will disturb lead-based paint, we follow the lead-safe work practices required under 454 CMR 22.00: containment, dust control, wet methods, HEPA vacuuming, and proper waste handling.
Our RRP scope typically includes:
Plastic sheeting containment and required posting and signage
Wet scrape and HEPA vacuuming of paint debris
Surface preparation for repainting using lead-safe work practices
Priming and repainting with modern, durable coatings
Cleaning and EPA cleaning verification at job close-out
What this service is, and isn't
Ryan Painting performs renovation, repair, and painting work under our Massachusetts DLS Lead-Safe Renovation Contractor license. We are not a Massachusetts Licensed Deleading Contractor, and our LSRC license does not include the optional Moderate Risk Deleading designation. If your project requires deleading of any kind (for example, to obtain a Letter of Compliance under the Massachusetts Lead Law because a child under 6 lives in the home), that work must be performed by a licensed deleader. We're glad to refer you to a licensed deleader and a licensed lead inspector, and we can handle the repainting once deleading is complete.
Typical Cost
Lead-safe paint removal and repainting typically runs $8,000–$20,000 depending on scope.
Case Study
We restored original trim and painted the exterior of a Jamaica Plain triple-decker with chipping lead paint on its porch received full containment, sanding, and a certified repaint. The families were able to safely remain in the home.
FAQs
Is Ryan Painting certified for work that disturbs lead paint?
Yes. Ryan Painting holds Massachusetts Lead-Safe Renovation Contractor License #LR4720, issued by the MA Department of Labor Standards and valid through September 2028. Our work on pre-1978 surfaces is supervised on site by a Certified Lead-Safe Renovator-Supervisor, as required under 454 CMR 22.00.
Do I need to leave my home during the work?
It depends on the scope and location. EPA RRP rules require occupants, especially children under 6 and pregnant women, to stay out of the active work area. For many exterior projects, families can remain in the home with windows in the work zone kept closed and access routes restricted. For interior work, we walk through the work plan with you in advance and discuss whether temporary relocation of certain rooms or occupants is appropriate.
Will this work bring my home into compliance with the Massachusetts Lead Law?
Not on its own. RRP and Massachusetts deleading are distinct regulatory categories. A Letter of Compliance or Letter of Interim Control requires a licensed deleader and a licensed lead inspector. We can refer you and coordinate the painting portion.
